Jess Lipsey
Chairman • Board of Directors
Jess Lipsey is Chairman of La Costa Capital Partners. Mr. Lipsey is Partner, Real Assets at Apollo, where he joined in 2010 to help found the Real Estate Private Equity Group. Jess serves as Chief Executive Officer of Apollo Realty Income Solutions and Head of Apollo’s Net Lease Platform, where he is responsible for overseeing all aspects of the businesses, including investment strategy and sourcing as well as day to day management of its team and investments. Jess also sits on various Apollo Real Estate Equity and Credit Investment Committees.
Prior to joining in 2010, Jess worked at Lehman Brothers Real Estate Partners, where he was involved in the acquisition and asset management of equity and structured debt investments across the U.S. Previously, he was an analyst in the Real Estate Investment Banking Group at Wachovia Securities, where he participated in advisory and financing assignments on behalf of private and public companies.
Jess serves on the Boards of Directors for New Home Company, La Costa Capital Partners, Inspire Communities and Apollo Realty Income Solutions. Separately, he serves on the Board of Trustees for Bigs & Littles NYC Mentoring. Jess graduated magna cum laude from Washington and Lee University with a BS in Business Administration and Accounting.
Daniel Ho
Board of Directors
Daniel Ho is Partner, Credit at Apollo where he is responsible for Commercial Real Estate Credit and Equity Asset Management. Prior to joining Apollo, Mr. Ho served as Global Head of Asset Management for the Commercial Real Estate Lending practice at Morgan Stanley. He has also held leadership positions in real estate debt and equity investment at Jaguar Growth Partners, Fortress Investment Group, Och-Ziff Capital Management and Morgan Stanley Real Estate Funds. Mr. Ho holds an MBA from The Wharton School, University of Pennsylvania and graduated with a Bachelor of Science from Cornell University.
Jenette O’Brien
President/Board of Directors
Jenette O’Brien is President of La Costa Capital Partners and has over 29 years of experience in the real estate industry. Before joining La Costa Capital Partners, she was Managing Director within Apollo’s Net Lease Group, where she oversaw the net lease portfolio and was involved in the diligence and execution of acquisitions. Prior to her tenure at Apollo, Ms. O'Brien held senior leadership positions in Asset Management and Legal Counsel at Realty Income Corporation from 1997-2018. Ms. O'Brien is a member of the California Bar Association, California Department of Real Estate, Urban Land Institute and International Council of Shopping Centers and holds a JD and California Real Estate Broker's license. A graduate of Arizona State University, Ms. O’Brien holds a J.D. from University of Pacific, McGeorge School of Law, and received her L.L.M. in Taxation from University of San Diego.
Ashley Panaccione
Managing Director
Ashley Panaccione has over 15 years of real estate experience. As Managing Director at La Costa Capital Partners, Mrs. Panaccione is responsible for managing retail assets, tracking tenant and store-level financials, overseeing valuations, managing capital expense budgets, negotiating leases and the management and disposition of grocery-anchored and auto dealership assets. Prior to joining La Costa, Mrs. Panaccione was a Principal within Apollo’s Net Lease Group from September 2019 to May 2024. She was also Vice President in the Research Group at Realty Income from June 2013 to September 2019; and worked in the Economic and Valuation Services Group at KPMG from April 2007 to June 2013. Mrs. Panaccione is a member of the Urban Land Institute, ICSC, and IREM. She graduated from San Diego State University with a BS degree in Business Administration with a concentration in Real Estate.
